1. What areas do you serve?

 We provide services across seven counties in East Tennessee including Sevier, Jefferson, Hawkins, Washington, Unicoi, Sullivan, and Grainger/Hamblen Counties. Our primary service area includes, Gatlinburg, Pigeon Forge, Sevierville, Wears Valley, Kodak, Cosby, Pittman Center, Dandridge, Jefferson City, Morristown, Kingsport, Johnson City, Bristol, Erwin, and surrounding communities.

2. Do you clean short-term rentals (Airbnb/VRBO cabins)?

 Yes! STR turnover cleaning is our specialty. We provide consistent, reliable, checklist-based cleaning to keep your cabin guest-ready and earning 5-star reviews.

3. Do you restock supplies or consumables?

 Yes! Cozy Bear offers restocking as part of our service. We can restock using owner-provided supplies at no additional charge, or we can source and provide the items ourselves for a small procurement fee. Just let us know and we'll make sure your property is fully stocked and guest-ready.

4. Are you insured?

 Yes. Cozy Bear Cleaning and Repair is fully insured and bonded for residential, commercial and STR cleaning.

5. What types of cleaning do you offer?

 We provide:

6. Do you provide linens or wash them?

 We change linens if the client provides clean sets. Off-site laundry is available for a fee.

7. How do I schedule a cleaning?

 You can call or text us directly, or submit a request through our Get a Quote or Contact page. We respond quickly and confirm availability on the same day whenever possible.

8. How much notice do you need for a turnover?

 A minimum of 24 hours is preferred, but we do accept last-minute cleanings based on availability.

9. Do you charge extra for excessive messes or biohazards?

 Yes. Excessive trash, bodily fluids, or hazardous conditions may require an additional fee depending on the situation.

10. Do you clean hot tubs?

Yes! Cozy Bear offers hot tub cleaning services upon request. We perform a full drain, clean, and refill based on the owner's schedule. We recommend a monthly deep clean to keep your hot tub guest-ready and well maintained. This service is available for an additional charge - contact us for pricing.

11. What if guests damage something?

 We document and photograph:

  • Damaged items 
  • Missing items
  • Safety hazards
  • Major spills or issues
     

We send the report directly to the owner/manager after the cleaning.
 

12. How do payments work?

 Payment is due upon completion unless you are on a recurring schedule. We accept digital payment, card, or invoice.

13. Do I need to be home?

 No. As long as we have proper access instructions, you do not need to be present.

14. Do you offer the same cleaners each time?

  Yes — we are a family-owned business, so you get the same trusted cleaners every visit. No random subcontractors.

15. How do I get a quote?

 Visit our Contact us page or call/text us directly. We can provide pricing quickly based on the size and needs of your property.

16. Do you offer repair services?

Yes! Cozy Bear offers repair services for cabins, homes, and businesses including drywall patching, painting touch-ups, fixture replacement, minor flooring repairs, and more. Visit our Repair Services page for full details and pricing. Not seeing something you need fixed, contact us for a quote.

17. Do you charge travel fees?

Our primary service area covers Sevier, Jefferson, Hawkins, Washington, Unicoi, Sullivan, and Grainger/Hamblen Counties with no travel fee. For locations outside these areas, a travel fee may apply. Call or text us at 423-921-4702 to check availability and pricing for your specific location.
